How to Pull Tax Deed Records in Hillsborough County

Hillsborough County sells tax deeds through RealAuction. Every parcel headed to a tax deed sale is published with an auction date, an opening bid and the owner of record, weeks before the sale. This is the walkthrough for pulling that list by hand.

   Open the county tax deed site

   Go to hillsborough.realtaxdeed.com. This is the clerk's official auction vendor, not a third-party reseller, so the data matches the county file.

   Switch to upcoming auctions

   In the top navigation choose Auction Calendar, then click any highlighted date. Highlighted dates are scheduled sale days; unhighlighted dates have nothing set.

   Read the auction list

   Each row is one parcel. The Case # is the tax deed application number, which is the only reliable unique key — addresses get re-listed across sale dates.

   Expand a parcel

   Click the case number to open the detail panel. Record the parcel ID (folio), property address, assessed value and opening bid.

   Check the status legend

   Redeemed means the owner paid and the parcel is off the sale. Canceled means the county pulled it. Only Scheduled parcels are live at auction — but Redeemed owners are still distressed and worth keeping.

   Cross-reference the owner

   The auction site lists the owner of record but no mailing address. Take the folio number to the Hillsborough County Property Appraiser at hcpafl.org for the owner mailing address and whether the owner is absentee.

   Repeat per sale date

   There is no bulk export. You do this per sale date, and you redo it every week because redemptions and cancellations change daily.
